Hi, I'm Sherry and I'm here to talk to you about commercial floor maintenance. You have just invested in a beautiful, new, Armstrong urethane coated, low maintenance commercial floor and now you want to keep it looking its best. Some of Armstrong's low maintenance, commercial flooring products include Medintone and award winning Natural Creations, Rejuvenations and Marmorette. These products can be used in many commercial applications including hospitals, schools and retail stores. Following a well-planned maintenance program protects your floor by reducing wear, preserves the attractive appearance and ultimately increases the service life of your flooring. Armstrong offers several low maintenance options. Before establishing your maintenance program, however, there are some factors which must be considered to determine the most appropriate methods to use. It is critical that maintenance methods for each floor and area be chosen only after careful evaluation with regard to: the type of facility and location of the flooring, the volume and type of traffic and soil, resources, equipment, chemicals, personnel and budget available, the end-user's expectations, and finally the color, design and type of flooring. Ultimately the local site conditions will determine what specific maintenance procedures and frequencies are needed. It is the responsibility of the maintenance provider to establish the maintenance program that meet the demands of the space and the needs of the facility. In this video you will see just how easy maintaining your Armstrong urethane coated commercial floor can be. Without the need to polish you can simply clean and go, so let's see how easy it really is. Armstrong Commercial Flooring Initial maintenance Your floor was just installed and now you want to do your initial maintenance. Sweep, dust, mop or vacuum the floor to remove lose dirt and grit. Using a properly diluted neutral detergent such as Armstrong S-485 commercial floor cleaner damp mop the floor, or if from installation there is a lot of debris and dirt, machine scrub using the appropriate scrubbing pad or equivalent brush. Rinse with fresh, clean water and allow to dry. Now is time to choose your low maintenance program. Depending on the specific Armstrong flooring product you have installed, you will choose one of our three no-polish, low maintenance options. These include spray buffing, dry buffing or no buffing at all. Spray buffing is the process of buffing the floor with a specially formulated spray buffing solution, and is especially useful in high traffic areas. Spray buff the floor using a rotary machine at 175 to 600 rpm with the appropriate pad and spray buff solution. This may be followed by dry buffing with a white pad. Dry buffing is the process of machine buffing a clean, dry flooring surface to restore or increase the gloss. Dry buff using a maximum speed of 1500 rpm with the appropriate pad until the desired luster is achieved. If choosing the no-polish, no-buff option your initial maintenance is complete. Wasn't that easy? Now your floor is ready for commercial traffic. Armstrong Commercial Flooring Regular Maintenance You want to perform simple, regular maintenance to keep your floor looking beautiful. Sweep, dust mop, or vacuum the floor, sport mop as needed, and clean up any spills immediately. And damp mop the floor regularly using Armstrong S-485. Without the need to polish, regular maintenance on Armstrong commercial floors with low maintenance options is quick and easy. Armstrong Commercial Flooring Periodic Maintenance Depending on the traffic and soil levels in the area you may need to machine scrub the floor periodically for a little deeper cleaning using appropriately diluted neutral detergent such as Armstrong S-485. Thoroughly rinse the floor with clean water. Remove the rinse water and allow the floor to dry completely. Based on the low maintenance option you selected during initial maintenance, follow by spray buffing or dry buffing the floor. If you elected not to buff, then your periodic maintenance is complete. I told you it was easy! Armstrong Commercial Flooring Restorative Maintenance Over a period of time, the buildup of soil may be unsuitable to you and you'll want a deeper clean. You can achieve this by stripping your floors. This is not recommended on a regular basis but it may be needed from time to time. Mix the stripping solution to the appropriate dilution depending on the amount of buildup on the floor, blockade the areas to be stripped, apply liberal amounts of solution uniformly to the floor. Let the stripping solution soak for the appropriate amount of time recommended by the stripper manufacturer. Be sure to keep the areas to be stripped wet, and re-wet if necessary. Machine scrub the floor with an appropriate scrubbing pad or scrub brush to break up the soil. Be sure not to allow stripping solution to dry on the floor. Remove dirty stripping solution with a wet vac or mop. Thoroughly rinse the floor with clean water, remove the rinse water and allow the floor to dry completely. Spray buff or dry buff the floor based on your selected low maintenance option and your maintenance is complete. Now you have seen how easy it can be to maintain your urethane coated, low maintenance, Armstrong commercial flooring.
